What report does a moved manufactured home need for financing?
Start with your lender's eligibility review and its written engineering request. A relocated home may need a structural integrity assessment, which can ask for more than a foundation certification does, so do not assume a generic foundation letter finishes the job.
Is a foundation certificate the same as a moved-home structural report?
Not necessarily. A foundation certification evaluates the foundation against the specified criteria. A request about a relocated home's structural integrity may call for an assessment beyond the foundation. Give us the lender's full condition so the quoted work matches the scope.
An earlier report is useful background when its property details, date, findings, and limits are available. We and your lender can review what it actually says before deciding whether more work is needed.
What records help?
Gather what you have and mark what is missing.
- The current address, and the earlier installation address if it is documented.
- The manufacturer, model, manufacture date, and any identifiers on the home.
- Any transport, installation, permit, or setup records.
- Earlier engineering reports and repairs made after the move.
- Details of porches, additions, or other alterations.
- The lender's written requirement, its review contact, and your deadline.
- Someone who can give access, and any known limits on reaching areas.
You do not need to reconstruct missing dates from memory, and you should not crawl under the home for photographs. Enough information to describe the assignment is all we need to begin.
How should you describe the home's history?
Write down where it sits now, where it was before if known, an approximate move date if documented, and where each fact came from. "The seller thinks it moved" is not the same as a dated installation record, so label uncertain details as uncertain.
What if the inspection finds another issue?
Ask the engineer to explain the finding, what further information or work is needed, and whether another visit or a separate design scope is involved. Get the fee and timing before you authorize more work. Send the finished report to your lender: delivering the report and approving the loan are separate steps, and we cannot promise a particular home or loan will qualify.
Who does what?
The lender judges the loan and its program requirements. The engineer performs the agreed scope. Other parties may need to supply installation, title, or identifying records. If the home's labels are missing, see missing HUD label or data plate.
Reports like this are signed by a Professional Engineer licensed in the state where the home sits: Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, or Indiana for us. Our moved manufactured home report service covers this work.
What should you send us?
Send the current address, what you know of the move, and your lender's wording. We reply within one business day.
