The engineer is licensed in Missouri. Older brick houses in the city and inner suburbs, and poured or block basements farther out, are the bulk of the work here.
Illinois
The engineer is also licensed in Illinois, and reports and letters for Metro East properties are sealed for Illinois.
Lender and manufactured-home reports
Seven states, not only St. Louis
FHA, HUD, and manufactured-home reports have to be sealed by an engineer licensed where the home sits. For lenders.

Why local matters here
St. Louis houses have their own set of problems.
- Clay soil. It swells when wet and shrinks in a dry summer, and foundations move with it. Which cracks matter.
- Solid brick walls. In older houses the brick is the structure. Common issues in St. Louis brick houses.
- Many building departments. The metro has dozens of municipalities, and each sets its own permit requirements. What removing a wall involves.
