What should you send an engineer when underwriting adds an engineering condition?
Send the complete written condition, the property address, and the person who will review the response. An abbreviated note such as "need FHA cert" leaves too many scope questions open.
What belongs in the request?
- Property: full address, state, and any address mismatch in existing records.
- Condition: the complete lender or appraisal wording, with attachments that identify the concern.
- Home information: manufacturer and serial records if you have them, and earlier reports.
- Known changes: additions, attached structures, repairs, or a reported move.
- Access: the owner or agent contact and any known limits.
- Delivery: who receives the report, the lender's review contact, and the deadline.
- Billing: who requests the quote and who authorizes the work.
Borrower credit, income, and account records stay in your process. We do not need them.
Why does the exact wording matter?
Copy the condition as it appears in the file and say whether it came from underwriting, the appraisal, or another reviewer. Do not merge separate requests into one sentence. A foundation certification, a structural opinion on a moved home, and a deficiency comment can each mean different work. See what is a HUD engineering report for the usual names.
What should the quote confirm?
Ask for the scope, the report deliverable, the fee, and the expected scheduling. If the lender wants separate foundation and structural opinions, check that both are included. Ask how extra investigation, repairs, a return visit, or a revised scope would be handled.
A closing date is useful context. Also give the earlier date by which the lender needs the report, so we can talk about availability against the real deadline.
Can an earlier report be used?
Send the whole report to the lender and ask whether it will be accepted for this transaction. Give any additional requirement to us. An earlier report may not cover later additions, changed conditions, or a newly requested scope, and the lender decides what it can rely on.
How do you handle a follow-up question?
Forward the exact question and name the report under review. Say whether the reviewer needs a finding clarified, a missing attachment, or a further assessment, since these can be different work. The report must be signed by a Professional Engineer licensed in the state where the home sits, which for us is Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, or Indiana.
Our FHA and HUD foundation inspection service takes requests in this form.
