What is a stamped engineer letter?

It is a written statement from a licensed engineer, signed and sealed with the engineer's professional seal, giving an opinion about a specific structure or condition. The seal shows a licensed professional takes responsibility for what the letter says.

It is not a generic form. The content depends on the question being asked.

Who asks for one?

Several parties may request an engineer letter.

  • Your building department, often for permit work such as altering a bearing wall.
  • A lender, when an appraisal or inspection raises a structural question.
  • An insurer, after damage or when underwriting an older home.
  • A contractor, who needs a design or confirmation before starting.
  • A buyer or seller, to settle a disputed finding.

Requirements vary by municipality and by organization, so ask the requesting party exactly what they need.

What does a letter usually say?

It generally describes what was examined, what was observed, and the engineer's conclusion. Depending on the case, it may state that a condition appears stable, describe a repair, or confirm a design for new work such as a beam.

An honest letter includes its limits. An engineer can only comment on what was visible and reasonably accessible.

Can an engineer sign off without visiting?

Generally not for an existing structure. A letter about a real house should rest on an inspection, plans or other solid information. Be wary of anyone who offers a seal without looking at the building.

How is a letter different from a full inspection report?

A report explains findings in detail for you. A letter is shorter and written for a third party who needs a clear statement. Often the same visit supports both. For a wall removal, the letter may accompany design details. See removing a load-bearing wall in St. Louis.

What does the letter not do?

A letter is not a guarantee that nothing will ever go wrong, and it does not replace permits or inspections. It also is not a repair. If work is needed, a contractor does it. For the distinction between opinion and sales, see structural engineer vs foundation repair company.

How do you order one?

Tell us who is asking and what they need, and forward their request if you have it. That lets us scope the visit and wording correctly the first time. Our engineer letters service covers this. The fee depends on scope and is confirmed before the visit.
