What is the difference between an engineer and a foundation repair company?
A foundation repair company inspects your home and then sells you the repair it installs. A structural engineer gives an opinion and a written scope without selling or installing anything.
Both can be useful. The difference is who benefits from the answer.
Why does independence matter?
When the same company diagnoses a problem and sells the fix, the diagnosis can lean toward the products and methods that company offers. That does not mean every company is dishonest, and many do careful work. It means you only hear one kind of answer.
An engineer has no repair to sell. The finding can be "this crack is cosmetic," "monitor it," "improve drainage," or "this needs reinforcement, here is the scope." Any of those is a fair outcome.
What does a repair company do well?
Repair companies have crews, equipment and experience installing wall anchors, piers, carbon fiber, drainage and more. Once you know what is needed, a good contractor is the right person to build it.
The weak point is the step before that, deciding whether work is needed and what kind.
What does an engineer give you?
- A visit by someone licensed to evaluate structures.
- A written explanation of the cause, in plain language.
- A recommendation, including the option of doing nothing yet.
- If work is needed, a scope that contractors can bid on against the same document.
- A signed and sealed letter if your lender, insurer or building department needs one. See what a stamped engineer letter is.
Should you get an engineer before or after a repair quote?
Ideally before, or at least before you sign anything. If you already have a quote, bring it. We can tell you whether the recommended work fits what we see. Pressure to sign the same day is a reason to pause and get a second opinion.
For common problems, see foundation cracks: which ones matter.
What does an engineer's visit cost?
The fee depends on scope and is confirmed before the visit. You know the price of the opinion up front, and it does not depend on whether any repair is recommended.
Do you ever need both?
Often, yes. The engineer defines the problem and the scope. A contractor builds it. If the work is substantial, the engineer can also review the finished repair. Our foundation inspection service is the first step.
