What is the difference between a structural engineer and a home inspector?

A home inspector surveys the visible condition of the whole house and reports what looks wrong. A structural engineer evaluates how a building carries its loads, and can say why something is happening and what to do about it.

They do different jobs, and one does not replace the other.

What does a home inspector do?

An inspector looks at the roof, plumbing, electrical, heating and cooling, and the general condition of the structure, usually in a few hours. The goal is breadth. They spot problems and flag anything that needs a specialist.

A good inspection is a valuable start, especially when buying. But it is a visual survey, and inspectors are not usually asked to design a repair or determine the cause of movement.

What does a structural engineer do?

An engineer is licensed to evaluate and design structures. On a visit we look at framing, foundations, masonry and signs of movement, then explain what the evidence means. When a repair or alteration is needed, an engineer can specify it and provide a signed and sealed letter or drawings.

The engineer is also independent of the repair itself. We do not sell repairs, which is covered in structural engineer vs foundation repair company.

When is a home inspector enough?

  • You want a general check of a house you are about to buy and nothing looks unusual.
  • You are maintaining a home and want to catch small issues early.
  • The report finds only minor or cosmetic items.

When do you need an engineer?

Call an engineer when you see a structural concern that needs an answer, not just a note. Examples:

  • Cracks that are horizontal, stair-step, or growing.
  • A wall that bows or leans.
  • Sagging, bouncy or sloping floors.
  • A plan to remove or alter a bearing wall.
  • Your inspector, lender, insurer or building department asks for an engineer's opinion.

Can you use both on the same house?

Yes, and that is common during a purchase. The inspector flags the concern and the engineer investigates it. If this is your situation, read structural inspection before buying a house.

How does an engineer's visit work?

We look at the area of concern, ask what you have noticed and when, and review any inspection report you have. You get a written explanation of what we found and what we recommend. The fee depends on scope and is confirmed before the visit.

Our pre-purchase structural inspection service is built for buyers with an inspection report in hand.
