What happens if a manufactured home foundation does not meet the standard?

The engineer's report describes the findings, including any deficiencies, and does not certify what the inspection does not support. Your lender then decides what it needs next, so ask for the findings before you arrange any repairs.

Is a failed inspection the end of the loan?

Not necessarily, but nobody can promise an outcome. Depending on what is found, the next step may be more information, a repair scope, completed repairs, or another review. The lender separately decides whether the resulting documents satisfy its requirement, and we cannot promise approval or eligibility.

What will the report tell you?

It describes the findings within the agreed scope. That should help you and your lender see which conditions fell short of the criteria and what would need to be addressed. Ask the engineer to walk you through anything that is unclear.

What should you ask before paying for repairs?

  • What exactly needs to change, and why?
  • Is a repair design part of the original assignment, or separate?
  • Will the engineer review the finished work, and what would that cost?
  • Does the lender accept the proposed route?

Get the answers in writing. Do not assume that paying for a report guarantees a favorable certification, and do not hire repairs on appearance alone. Our guide on structural engineer vs foundation repair company explains why an independent opinion matters here. We do not sell repairs.

What is a re-inspection?

After corrective work, the engineer may need to review the result before the report can reflect it. Whether that means a second visit, extra documentation, or something else depends on the findings and the assignment. Ask before the first visit how a return would be handled, so you know what the quote includes.

What if the report points to a moved home or an addition?

Some findings relate to a porch, an enclosed room, or a past move rather than the foundation itself. Tell us about changes to the home when you first contact us. For the moved-home side, see financing a moved manufactured home.

The report is signed by a Professional Engineer licensed in the state where the home sits: Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, or Indiana. Our permanent foundation certification service covers the original report.
